  • zoning and building regulations,
  • outstanding taxes or utility issues,
  • and other relevant legal or administrative concerns.


Research and verification may include communication with institutions such as:

  • local municipalities,
  • government agencies,
  • building departments,
  • water and utility providers,
  • electricity companies,
  • internet providers,
  • and other relevant authorities in Costa Rica.

The Due Diligence process typically takes between one and three weeks, depending on the complexity of the property and the availability of documentation.
